Hemingway House is a 19th century townhouse in the centre of Kobarid that has been transformed into five unique self-contained apartments.

Each apartment has its own kitchen and private bathroom and lots of original period features and they can sleep between 2 and 5 people (the house as a whole 16). There is a secure barn for storing sporting equipment and free Wifi.

Hemingway House has the following self-catering apartments available for rent:

Attic Room - Sleeps 5 (Rates from Euro 370 to 545/week)
This apartment (100 sqm) covers the entire top floor of the house. There is a large open plan main room with a king sized bed, a sofa bed (which comfortably sleeps two adults) and ample wardrobe space. The other side of the room has a kitchen with a breakfast bar (seats two) and dining area (seats six). The kitchen has a 4 ring gas hob, oven, microwave, blender, kettle and toaster. Off the main room is the bathroom and a separate smaller bedroom. There is a wood burning stove in case you get chilly.

Mary's Room - Sleeps 4 (Rates from Euro 320 to 475/week)
This apartment (45sqm) is located in the front part of the first floor. There is a large open plan bedroom with a king sized bed and lounge area with a sofa bed which comfortably sleeps two adults. There is also a reading nook beside the wood burning stove. The en-suite bathroom has a large shower. The kitchen is just off this room and has a dining area attached. The kitchen has a 4 ring electric hob, microwave, toaster and kettle.

Martha's Room - Sleeps 2 (Rates from Euro 250 to 350/week)
This apartment (32sqm) is located in the back of the first floor. It is a studio apartment with two single beds which can be put together as a double. There is a fully equipped kitchen with a dining room table. The bathroom is large and has a storage closet for luggage. And there is an antique wood burning stove.

Pauline's Room - Sleeps 2 (Rates from Euro 250 to 350/week)
This apartment (27sqm) is located at the back of the ground floor. It is a studio apartment with two single beds which can be put together as a double. There is a fully equipped kitchen with a dining room table. The bathroom is large and has a storage closet for luggage.

Hadley's Room - Sleeps 3 (Rates from Euro 280 to 395 / week)
This apartment (35sqm) is located at the front of the ground floor. The studio has a double bed and chair which converts into a comfortable single bed for an adult. The kitchen is larger than the other studio's and has a wood burning stove as well as a 4 ring hob.. And the en-suite bathroom's shower has massage power jets.

The Garden
There is a large garden to the rear of the property with a grassy lawn, herb garden and a BBQ area. There are also two terraces to relax on.

The Barn
There is a large secure barn to the very back of the property which can be used to store sporting equipment, motorcycles or to dry tents and clothes if they are wet.

I've worked hard to make all of the apartments feel like a home away from home with little touches like French presses and Bialetti coffee makers in each room.

The Apartments would suit all types but couples might find the Attic Room or Mary's Room particularly romantic with their exposed beamed ceilings and very comfortable king sized beds.

The Attic Room would not suit families with small children as there is no safety gate at the top of the stairs.

Kobarid was immortalised in Hemingway's Farewell to Arms as a charming amicable little village. Today not much has changed but the main square is filled with lively bars and great restaurants. There are also numerous music festivals taking place in the main square over the summer months.

Kobarid is even better known as the jumping off point for exploring the magnificent Soca Valley. Triglav National Park surrounds the village and its possible to walk directly from the house to several scenic peaks. There are many adventure companies in the town offering rafting, kayaking, horseback riding, canyoning and paragliding tours. The mountain of Stol is just outside and is a popular spot for paragliders and there is a regular taxi service the jump off point. The landing spot is within walking distance of the house.

For those who prefer less extreme pursuits the Soca Valley is extremely scenic and is perfect for touring by bike or car. From the town there are a number of gentle walks to a beautiful waterfall, a restored Roman village and World War I battle sites. There is also an award winning museum dedicated to the history of World War I and the Soca Front.

Amenities

Kobarid has 12 café’s, three restaurants and three pizzeria’s all within a five minute stroll of the house. There are also two larger grocery stores, three bakeries, one green grocers, a post office and two banks. And even a police station.
Hiking - Triglav National Park borders the village on two sides and there are a number of hikes, ranging from easy to difficult which can be done right from town. The Walk of Peace also runs through the village and from this trail you can walk up to Bovec or down to Tolmin. The tourist office has complete list of the hundreds of walks possible in the area.

Swimming - locals like to head to the "beach" on the Najda River which is warmed by natural hot springs with supposed healing qualities. Its 5km outside of town on the road to Italy and there is a great bar serving food and drinks. For the brave, its possible to swim in the Soca just past the Napoleon Bridge. A bit furher a field, the best swimming spot on the Soca can be found down valley in the pretty village of Kanal. The River is very shallow on the banks here so it is a suitable place to take children. There is also an excellent bakery/cafe here. For proper swimming there is an aqua park in Bovec and another one in Lake Bohinj.

Pricing and Terms
Rates

The cost for the apartment per night during low season (May, June and September) are as follows:

Attic Room - Euro 65/night or 420/week with up to 3 people sharing.*

Mary's Room - Euro 55/night or 370/week with up to 3 people sharing.*

Martha's Room - Euro 40/night or 280/week based on 2 people sharing.

Pauline's Room - Euro 40/night or 280/week based on 2 people sharing

Hadley's Room - Euro 45/night or 305/week based on 2 people sharing*


Rates in the high season (July and August are as follows):

Attic Room - Euro 75/night or 525/week with up to 3 people sharing.*

Mary's Room - Euro 65/night or 455/week with up to 3 people sharing.*

Martha's Room - Euro 50/night or 350/week based on 2 people sharing.

Pauline's Room - Euro 50/night or 350/week based on 2 people sharing

Hadley's Room - Euro 55/night or 385/week based on 2 people sharing*

Single people - Pauline's and Martha's Rooms are available at a reduced rate of Euro 35 per night.

Additional people can stay in the Attic, Mary's and Hadley Room for an extra Euro 10 per person per night or Euro 20 for the week, on top of the base room rate. This is to cover the additional taxes with extra people staying in the room.

Prices include all relevant taxes.

Sadly, under Slovenian regulations I can NOT offer you breakfast. However, I do know that after a long journey a refreshing hot drink is always welcome, so supplies for tea and coffee will be available your room on arrival. Also, by request provisions for breakfast can be purchased and placed in your room.

Payment
To guarantee a reservation a 20% deposit is required to be paid by bank transfer or paypal with remainder due a week before the booking commences.

Cancellations

A full refund will be given to people who cancel 7 days before the booking starts. After this a 50% refund will be given. If I can find another party to rent the room a 100% refund will be given. In July and August the chances of this happening are very high as Kobarid’s hotels, hostels and even campgrounds are typically full.
